Maintenance Technician

Objective:

To assure the daily maintenance of the property. To adhere and follow a schedule set up by the Maintenance Supervisor. To provide excellent resident services and to be open and responsible to all resident problems and concerns equally. To respond diligently and professionally in times of crisis to minimize resident anguish.

Major Responsibilities:

1. Maximize the interior and exterior appearance and condition of the property.

  • Maximize exterior curb appeal by monitoring the condition of the pavement, concrete and grounds.
  • Maximize the quality of the internal property appearance including the cleanliness of common area carpeting, flooring, painting, windows and light fixtures.

2. Participate and be proficient in all maintenance projects and perform all plumbing, electrical, carpentry, HVAC, custodial, grounds and exterior repair or replacement when required.

3. Be in compliance with company policies and procedures and all state or local laws and regulations. Maintain certification in handling regulated materials and have thorough knowledge in all policies that address resident and employee safety.

  • Participate in a standby emergency on call schedule.
  • Perform scheduled maintenance on all equipment at supervisor's direction.
  • Treat other employees and residents with courtesy, respect and fairness.

4. Provide excellent service and ensure the efficient operation of the property through communication with the Maintenance Supervisor and Property Manager.

  • Inspect and perform repairs on all apartments, buildings and common areas.
  • Ensure that make ready items and refurbishing is completed on all apartments prior to occupancy.
  • Be responsible for stock control of maintenance materials and report any deficiencies to the Maintenance Supervisor.

5. Actively contribute to the spirit of teamwork at both company and property levels to assure the success of the organization.

Qualifications:

  • High school education or equivalent.
  • Full time maintenance experience or training in all areas associated with maintaining equipment and structures.
  • Certification in CFC Level I and II.
  • Knowledge and compliance with regulations for handling, storing and disposal of any chemicals or hazardous materials.
  • Reliable, trustworthy and personable.
  • Ability to work with persons of all backgrounds and understand the problems of residents.
  • Ability to assist Maintenance Supervisor or to perform the duties of the Maintenance Supervisor in his absence.
